Self-hosted rental property management.

Smart Management keeps the financial record of a rental property in one place: the monthly statements from the managing agent, the figures they contain, and the ledger built from them. It runs on hardware its owner controls — a home server or NAS — and is used by that owner alone.

What it does

Imports the managing agent's monthly statements and stores each original document unchanged.
Checks every statement's arithmetic against itself and flags what does not reconcile.
Keeps income, expenses and cash position as separate, auditable figures.
Produces reports in the property's own currency, or converted for display only.
Keeps the correspondence with the managing agent in one place, grouped into conversations, searchable, and — optionally — summarised.

Why it reads Gmail

The managing agent sends its statements, and conducts its correspondence, by email. With permission, the app reads the mail exchanged with the managing agent — and only that — so a statement that arrives overnight is ready to review in the morning, and what was agreed in a long exchange can be found without scrolling through it.

Read-only, and nothing else. The only permission requested is gmail.readonly. The app cannot send, delete, modify, move or label mail, and it never asks for a Google password. Access can be withdrawn at any time from the app or from your Google Account permissions page.

Where the data lives

On the owner's own server. There is no hosted service, no shared database and no third-party analytics. Nothing read from a mailbox is transmitted anywhere.
